40-Acre New Orleans East Site on the Market for $6.7 Million

NAI/ Latter & Blum has announced that a 40-acre commercial parcel in New Orleans East has been placed on the market for $6.7 million. Skip Weber, a commercial specialist with NAI/ Latter & Blum, has been named the listing agent for the property.

The property is the former home of Auto Auction of New Orleans, L.L.C.  Located at 6600 Almonaster Avenue, the site has 29 useable acres. Weber said that the property’s selling price reflects both the size of the property and the extensive infrastructure improvements the owners have put in place.

“The site includes sub-service drainage, extensive paving and utility lighting with two separate buildings on the property,” said Weber. “The main structure, 17,750 square feet, is built to withstand winds up to 125 mph.” Weber said the main building previously held offices, a kitchen and 10 garage bays for an auto auction company.  The second building contains 2,500 square feet with offices and two garage bays.

“Approximately 17 acres of the site have been engineered and compacted with subsurface layers of sand, lime rock and geo-technical fabric to accommodate heavy traffic on the property. Ten of those acres have been capped with asphalt paving. Such large parcels of usable land, fully compacted and ready for use are unusual in New Orleans.” says Weber.

Weber also said that the remaining 12 acres have undergone initial site grading steps with drainage, making it easy to expand the site to hold an additional capacity.

This building never flooded prior to Hurricane Katrina.  Some flood damage occurred during Katrina and the main building has since been gutted and the entire roof has been re-fastened. Electrical panels were also replaced after the storm and electric service is available.

“This property is located conveniently near I-10 and Jourdan Road, and has easy access to the I-10,” says Weber. “Security lighting is provided as well as a six foot fence with triple stranded barbed wire on top.  The facility also has a second security fence that is electrically charged by solar panels. 

Weber noted that this area of New Orleans East has recently seen a significant increase in activity.  The long abandoned MacFrugal’s warehouse site has recently been fully redeveloped and returned to commerce.
